ACZ1 — Activity Centre Zone
A bespoke zone for major activity centres that packages land use, height and design rules for the whole centre into one schedule with precinct-by-precinct controls.
Built form
Heights and setbacks set precinct-by-precinct in the ACZ schedule (some mandatory, some discretionary); the schedule replaces most standard zone rules.
Typically allowed
- Retail, office, entertainment and civic uses per the precinct provisions
- Apartments and shop-top housing in nominated precincts
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- Uses listed as prohibited in the schedule for the relevant precinct

Everything depends on the ACZ schedule precinct map — obtain it and find your precinct before assuming either development upside or protection from tall neighbours.
