GWAZ — Green Wedge A Zone
A slightly more flexible green wedge zone for smaller-lot rural areas on Melbourne’s fringe — still non-urban land with tight limits on housing and subdivision, but with a smaller default minimum lot size than the Green Wedge Zone.
Built form
Minimum subdivision area per the schedule (default 8 ha) — like all green wedge minimums it cannot be reduced without parliamentary ratification. Small-lot dwelling permits are discretionary.
Typically allowed
- Agriculture (no permit)
- One dwelling per lot (no permit at/above the schedule area, commonly 8 ha; a permit below it)
- Rural industry and some tourism/recreation uses (with a permit)
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- Urban-style subdivision (schedule minimum, default 8 ha, entrenched by legislation)
- Most retail, commercial and industrial uses
What to look at
More "lifestyle block" in character than GWZ, but the same trap applies: a small lot does not carry an automatic house entitlement, and further subdivision is effectively off the table. Confirm dwelling rights with council before buying.
