IN2Z — Industrial 2 Zone

A heavy-industry zone reserved for industries needing substantial buffers from housing — the least amenity-sensitive industrial land in the scheme.

No default height limit; large threshold distances (Clause 53.10) are the operative control.

  • A caretaker’s house (permit)

What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.

  • Dwellings
  • Retail, offices unrelated to the industry, and sensitive uses

What to look at

Specialised land for major industrial users. Not suitable for any residential or mixed-use aspiration, and surrounding uses can be genuinely heavy.
