Minimum subdivision area 0.4 ha unsewered (0.2 ha where reticulated sewerage is connected, subject to the schedule); dwellings otherwise controlled by the building regulations rather than ResCode density rules.

Typically allowed

  • One dwelling per lot (no permit on a lot at/above the schedule minimum)
  • Agriculture-adjacent uses such as horse keeping (some with a permit)
  • Home-based businesses

What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.

Typically not allowed

  • Multi-dwelling/apartment development
  • Industry and most commercial uses

What to look at

Buy for space, not subdivision — lot minimums usually prevent further subdivision. Confirm sewer status: it determines both lot potential and effluent requirements.
