PZ — Port Zone

What the PZ zone means in Victoria, and which councils in our corpus map it. This is a plain-language summary of published material — it is not planning advice and it decides nothing about any particular site.

Operational port land (e.g. the ports of Melbourne, Geelong, Hastings and Portland): shipping, freight and port-related industry under port authority control.

Built form

Built form is governed by the schedule and port development strategies; amenity is subordinate to 24-hour port operations.

Typically allowed

  • Port operations, freight handling, storage and port-related industry (per the schedule)

What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.

Typically not allowed

  • Dwellings and uses unrelated to or incompatible with port operations

What to look at

Not private development land. For nearby buyers the practical issue is the neighbour, not the zone — expect round-the-clock noise, lighting and heavy-vehicle movements with no residential amenity protection inside the zone.

Councils that map PZ

This list covers the councils in our corpus only. A council we hold no data for may also map PZ — we simply cannot say.

This page reports what is mapped in published VIC planning data, as we last synced it on 22 May 2026. It is general information, not planning advice, and it makes no assessment of any proposal. Whether an approval is needed, and what a council decides, are matters for the responsible authority — check the council’s own planning scheme and contact them directly.
