RAZ1 — Rural Activity Zone

A flexible rural zone where farming coexists with tourism, function centres and other rural businesses that would struggle to get approval in the Farming Zone.

Schedule sets minimum subdivision area and dwelling lot thresholds; siting must protect agricultural land and landscape values.

Typically allowed

  • Agriculture (no permit)
  • Tourism, accommodation and function/commercial uses compatible with farming (with a permit)
  • A dwelling (with a permit on smaller lots, per the schedule)

What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.

Typically not allowed

  • Urban subdivision
  • Industry unrelated to rural produce

What to look at

The most business-friendly rural zoning — good for agritourism ventures, but each use still needs its own permit case.
