RCZ5 — Rural Conservation Zone
A rural zone where environmental values (habitat, waterways, landscape) take priority over production. Development is possible but must demonstrably protect those values.
Built form
Permit tests focus on vegetation, waterway and habitat protection; building envelopes and vegetation retention are typical conditions.
Typically allowed
- Conservation and low-intensity agriculture
- A dwelling (with a permit, tested against the conservation values in the schedule)
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- Intensive agriculture and most commercial uses
- Subdivision below the schedule minimum (commonly 40 ha)
What to look at
A dwelling is discretionary, not a right — councils refuse where environmental impacts are unresolved. Budget for ecological assessments with any application.
