Default maximum building height 13.5 m / 4 storeys (schedules can vary it); no mandatory garden-area requirement; ResCode applies with a boosted default rear/side envelope.
Typically allowed
- Multi-dwelling and apartment developments (with a permit)
- Single dwellings
- Limited non-residential uses that serve local residents (some with a permit)
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- Industry and warehousing
- Large-format retail
What to look at
Expect change: neighbouring lots can redevelop to four storeys. Strong redevelopment upside for larger lots, but less certainty of retaining existing streetscape and sunlight.
