  • Multi-dwelling and apartment developments (with a permit)
  • Single dwellings
  • Limited non-residential uses that serve local residents (some with a permit)

What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.

Typically not allowed

  • Industry and warehousing
  • Large-format retail

What to look at

Expect change: neighbouring lots can redevelop to four storeys. Strong redevelopment upside for larger lots, but less certainty of retaining existing streetscape and sunlight.
