The general-purpose zone for small country towns, allowing housing plus the small-scale shops and services a township needs.
Built form
No mandatory height limit by default (schedules can add one); ResCode applies to housing; reticulated services may be limited — effluent disposal can constrain development.
Typically allowed
- Single dwellings (no permit on most lots)
- Shops, food and drink premises and small businesses (with a permit)
- Multi-dwelling development (with a permit)
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- Heavy industry
- Large-format uses out of scale with a township
What to look at
Versatile zoning for town blocks, but check sewer/water availability — unsewered lots need land capable of on-site effluent disposal before extra dwellings are realistic.
