TZ1 — Township Zone

What the TZ1 zone means in Victoria, and which councils in our corpus map it. This is a plain-language summary of published material — it is not planning advice and it decides nothing about any particular site.

The general-purpose zone for small country towns, allowing housing plus the small-scale shops and services a township needs.

Built form

No mandatory height limit by default (schedules can add one); ResCode applies to housing; reticulated services may be limited — effluent disposal can constrain development.

Typically allowed

  • Single dwellings (no permit on most lots)
  • Shops, food and drink premises and small businesses (with a permit)
  • Multi-dwelling development (with a permit)

What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.

Typically not allowed

  • Heavy industry
  • Large-format uses out of scale with a township

What to look at

Versatile zoning for town blocks, but check sewer/water availability — unsewered lots need land capable of on-site effluent disposal before extra dwellings are realistic.

Councils that map TZ1

This list covers the councils in our corpus only. A council we hold no data for may also map TZ1 — we simply cannot say.

This page reports what is mapped in published VIC planning data, as we last synced it on 22 May 2026. It is general information, not planning advice, and it makes no assessment of any proposal. Whether an approval is needed, and what a council decides, are matters for the responsible authority — check the council’s own planning scheme and contact them directly.
