UFZ — Urban Floodway Zone
Urban land that carries active floodwater — the most flood-constrained zoning in the scheme. New buildings are heavily restricted.
Built form
The floodplain management authority must support any works; substantial restrictions apply to all structures.
Typically allowed
- Open-space and low-intensity uses compatible with flooding
- Limited works with floodplain-authority support
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- New dwellings (effectively unavailable in most cases)
- Filling or structures obstructing flood flows
What to look at
Treat as un-developable for housing purposes unless the floodplain authority advises otherwise in writing — value the land accordingly.
