GRZ1 — General Residential Zone
The standard suburban residential zone. It supports a mix of housing — single dwellings, dual occupancies, townhouses and modest apartment buildings — in areas served by transport and services.
Built form
Default maximum building height 11 m / 3 storeys; a mandatory minimum garden-area requirement applies on lots over 400 m² (25–35% by lot size); ResCode (Clauses 54/55) governs setbacks, site coverage and amenity.
Typically allowed
- Single dwellings and dwelling extensions (no planning permit on most lots over 300 m²)
- Multi-dwelling developments such as townhouses and units (with a permit)
- Home-based businesses, dependent person units
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- Industry and warehousing
- Most retail beyond a small shop or convenience use (permit required and limited)
What to look at
Good flexibility for renovating, extending or developing townhouses subject to a permit. Check the schedule number (e.g. GRZ1) — councils vary setbacks and garden-area rules by schedule.
