IN1Z — Industrial 1 Zone
The general manufacturing and warehousing zone. Industry is the intended use and residential amenity is not protected here.
Built form
No height limit by default; threshold (buffer) distances to sensitive uses under Clause 53.10 govern what industry can establish where.
Typically allowed
- Industry and warehouses (no permit for many, subject to threshold distances)
- Trade supplies; a caretaker’s house (with a permit)
What is allowed on a particular site depends on the council’s schedule to this zone and any overlays. Check the scheme; we make no determination.
Typically not allowed
- Dwellings (prohibited)
- Most retail, schools and childcare
What to look at
Buy for business or investment, not living. Check threshold distances both ways — nearby homes can constrain your operations, and heavy neighbours are permitted.

This list covers the councils in our corpus only. A council we hold no data for may also map IN1Z — we simply cannot say.

This page reports what is mapped in published VIC planning data, as we last synced it on 23 May 2026. It is general information, not planning advice, and it makes no assessment of any proposal. Whether an approval is needed, and what a council decides, are matters for the responsible authority — check the council’s own planning scheme and contact them directly.
